Turn a buyer’s income and monthly debts into a realistic price range before the first showing, using the same debt-to-income ratios lenders apply.
Estimate the buyer’s closing costs and total cash to close, including prepaid interest, escrow reserves, seller credits and earnest money.
Help renters decide with a fair comparison: both paths spend the same cash each month, and the calculator finds the year buying pulls ahead.
Answer the first question at every listing appointment. Itemize payoffs, commissions, title fees, transfer taxes, concessions and repairs to estimate the seller’s net.
Enter recent sold comparables to find the median price per square foot and a suggested value range for the subject property.
Analyze a rental the way investors do: cash flow, net operating income, cap rate, cash-on-cash return, DSCR and the 1% rule.
Check a flip against the 70% rule, then total every cost (financing, holding, buying and selling) for true net profit and ROI.
See exactly what you take home from a closing after referral fees, franchise fees, your brokerage split, any remaining cap and transaction fees.
Work backward from the income you want to the closings, contracts, appointments and leads you need each year, month and week.
Write an MLS-ready description and a social caption with hashtags from the home’s features, in the tone that fits the listing.
Choose a template, add your photos and branding, and export a flyer for print, Instagram, Stories or email. Your photos never leave your device.

Transparent math you can explain to a client. Every estimate uses standard industry formulas; local taxes, fees and lender terms will vary.
The monthly payment combines principal and interest with property taxes, homeowners insurance, private mortgage insurance (PMI) when the down payment is under 20%, and HOA dues. Principal and interest come from the standard amortization formula, so each month a little more of the payment goes to principal.
M = P × r(1 + r)^n ÷ ((1 + r)^n − 1) where P = loan amount, r = annual rate ÷ 12, n = months

Lenders compare housing costs (the front-end ratio) and total monthly debt (the back-end ratio) with gross monthly income. The calculator searches for the highest price where the full payment, including taxes, insurance and PMI, fits under both limits, then shows conservative, standard and stretch levels.
Max housing payment = min(income × 28%, income × 36% − monthly debts)

Buyer closing costs include lender and origination fees, title insurance and escrow, appraisal and inspection, recording fees, prepaid interest, the first-year insurance premium and escrow reserves. Cash to close adds the down payment and subtracts seller credits; earnest money already deposited is credited at the table.
Cash to close = down payment + closing costs − seller credits

Both paths spend the same cash each month. The renter invests the down payment and closing costs, and whichever option is cheaper each month invests the difference at your chosen return. The break-even year is when the buyer’s equity, after selling costs, overtakes the renter’s portfolio.
Buyer net worth = home value × (1 − selling costs) − loan balance + invested savings

Net proceeds start with the sale price and subtract every payoff and cost: mortgage and HELOC balances, listing and buyer-agent compensation, title and settlement fees, transfer or deed taxes, prorated property taxes, HOA fees, concessions and repairs.
Net proceeds = sale price − loan payoffs − commissions − closing costs − credits

Dividing each sold comparable’s price by its living area normalizes homes of different sizes. The median resists outliers better than the average, and the 25th to 75th percentile gives a realistic pricing band before you adjust for condition, lot and upgrades.
Value ≈ subject sq ft × median $/sq ft × (1 + condition adjustment)

Net operating income (NOI) is rent after vacancy minus operating expenses such as taxes, insurance, management, maintenance and capital reserves, before the mortgage. Cap rate measures the property itself; cash-on-cash return measures what you earn on the cash you actually put in.
Cap rate = NOI ÷ price · Cash-on-cash = annual cash flow ÷ cash invested · DSCR = NOI ÷ debt service

The 70% rule caps the purchase price at 70% of the after-repair value (ARV) minus repairs, leaving room for holding, financing and selling costs plus profit. The full calculation then totals every cost for a true net profit, return on cash and annualized ROI.
Max offer = ARV × 70% − rehab · ROI = net profit ÷ cash invested

Gross commission income (GCI) is the sale price times your side’s rate. Referral fees come off the top, then franchise or royalty fees, then the brokerage split (limited by any remaining annual cap), and finally flat transaction or E&O fees.
Take-home = GCI − referral − franchise − brokerage share − fees

Starting from the income you want to take home plus business expenses, the planner divides by your net commission per deal to get closings, then works backward through your conversion rates to signed contracts, appointments and leads.
Closings = (income goal + expenses) ÷ (avg. price × commission × your split)

Yes. Every calculator, the Listing Description Writer and Flyer Studio are free to use with no account, trial or credit card. Rise Estate builds them for the agents in our referral network and for any agent who finds them useful.
Calculations run entirely in your browser. Numbers, photos and client details are never uploaded to Rise Estate. Your inputs and report details are saved only on your own device so they are there next time; clearing your browser data removes them.
They use standard industry formulas and are exact for the inputs you give them. Real transactions depend on lender pricing, county tax rates, title fees and local customs, so treat results as estimates and confirm them against a Loan Estimate or a title company settlement statement.
Yes. Open “Personalize your PDF reports” in the workspace and add your name, phone, email, brokerage, client and property. Every PDF you download includes those details, and Flyer Studio picks up your agent information automatically.
US Letter print flyers (8.5 × 11 in at 200 DPI), Instagram posts (4:5), Story and Reel covers (9:16), square posts and 16:9 landscape for email, Facebook and TV screens. Each one downloads as a PDF, PNG or JPG.
It is written to describe the property rather than the people who might live there, and it avoids phrases that commonly raise Fair Housing concerns. You are still responsible for reviewing each description for accuracy and for your MLS’s rules before publishing.
Every calculator has a Share link button that copies a URL which reopens the tool with your exact numbers. You can also copy a plain-text summary into a text or email, or send the branded PDF.
Clear numbers build trust at the listing appointment and the first buyer consultation. When you want more of those conversations, Rise Estate sends exclusive, ISA-qualified buyer and seller referrals in the ZIP codes you choose, and you pay a referral fee only when a deal closes.
